Somewhere between closing on the house and unpacking the last box, it hits you: there's a pool in the backyard now, and nobody handed you a manual. That's normal. Week one: figure out what you have

Before you touch a single chemical, spend twenty minutes just looking. You're trying to answer four questions: what kind of pool is it, what's the equipment, is anything obviously broken, and is the water currently safe to swim in.

  • Pool type: chlorine, saltwater, or something else? A saltwater pool has a salt chlorinator cell inline near the filter, usually a black cylindrical housing with two cables running to a control box.
  • Surface: plaster (smooth, painted-looking), pebble (textured, speckled), vinyl liner (a single continuous sheet, seams visible), or fiberglass (glossy, molded, few or no seams).
  • Equipment on the pad: pump (the one always running, has a motor and a basket you can open), filter (sand, cartridge, or DE, usually the largest tank-like object), and a heater if you have one (looks like a small furnace, often gas-fired).
  • Obvious red flags: visible cracks in the surface, a pump making grinding or screeching noises, a filter pressure gauge pegged in the red, or water that's green, cloudy, or has a strong chemical smell.

Note: If the water is green or the pump won't turn on, that's a "handle this soon" problem, not a "panic tonight" problem. A green pool didn't get that way overnight and it won't get fixed overnight either.

Get one water test before you do anything else

You don't need to memorize pool chemistry to get started, you just need one baseline reading. A test strip from any hardware store will tell you the basics; a liquid test kit is more accurate but not required on day one. What you're looking for:

Learn the equipment before you learn the chemistry

New owners often go straight for chemical dosing calculators and skip the equipment walkthrough, but equipment problems are usually more expensive to ignore than chemistry problems. A pump that's about to fail or a filter that's never been backwashed will cause chemistry problems anyway, so it's worth five extra minutes.

  • Find the pump timer or automation controller and figure out the current run schedule. Most pools need 8-12 hours of circulation a day, more in hot weather.
  • Check the filter pressure gauge. Note the number when it's freshly cleaned; you'll backwash or clean it when the pressure climbs 8-10 PSI above that baseline.
  • If there's a heater, don't worry about it yet unless you plan to use it immediately. Heaters are usually the last thing to troubleshoot.
  • Ask the previous owner (or the listing agent) for any equipment manuals, warranty paperwork, or a service contract, even after closing. It costs nothing to ask and can save real money if something is still under warranty.

Set a maintenance rhythm, not a maintenance panic

The pool owners who struggle are usually the ones who either ignore the pool entirely or try to perfectly optimize it from day one. Neither works well. What works is a light, repeatable rhythm: a quick visual check most days, a real water test once a week, and a slightly closer look once a month.

  • Weekly: test the water, adjust chemistry if needed, brush the walls and steps.
  • Monthly: check the filter more closely, look over the equipment for leaks or unusual noises, review whether your maintenance schedule still matches the season.
