Pool Inspection Checklist Before Buying a House
What a buyer or inspector actually looks at on a pool walk-through, from surface cracks to equipment age, so you know what you're really buying before you close.
A general home inspector will walk past the pool, glance at the equipment, and note something like "pool present, recommend specialist evaluation" in the report. That's not a knock on them, pools are a specialized system, closer to an HVAC unit than a patio feature. If you're buying a house with a pool, the inspection that actually protects you is a separate, focused look at the pool itself, either from a pool-specific inspector or from you, armed with the right checklist.
Why a general home inspection isn't enough
Most standard home inspections cover the pool at a surface level: is there standing water, is the fence in place, does the pump turn on. - Pebble or aggregate finish: check for loose pebbles, discoloration, or areas that feel noticeably rougher than the rest.
- Vinyl liner: look for wrinkles, fading, tears near steps or fittings, and how it fits at the wall. Liners typically need replacement every 8 to 12 years.
- Fiberglass shell: check for spider cracks, discoloration, or a chalky texture, and ask whether the shell has ever shifted or delaminated.
- Tile line and coping: chipped tile, loose coping stones, or gaps where coping meets the deck can point to ground movement or age, not just cosmetics.
- Deck: look for major cracks, uneven settling, or drainage that pools water toward the house instead of away from it.
Equipment: age, condition, and what's original
Equipment is where the real cost surprises hide. A pool can look pristine and still have a pump that's about to fail or a heater that hasn't run in two years. Ask the seller for the age and any service records on each piece, and check the data plate on the equipment itself, most manufacturers stamp a manufacture date or serial number that a quick search can decode.

These are typical ranges, not guarantees, equipment that's well maintained can run longer and neglected equipment can fail early. The point isn't to memorize exact years, it's to ask the age of each component and weigh that against how much of your budget you'd want to reserve for near-term replacement.
Run every system, don't just look at it
A pool that looks fine sitting still can hide problems that only show up when the equipment is actually running. Before you close, or during a showing if the seller allows it, ask to see the pool operate for a full cycle.
- Turn the pump on and listen for grinding, screeching, or excessive vibration, and watch for leaks around the pump housing or unions.
- Check the filter pressure gauge at startup and note whether it climbs abnormally fast, which can point to a clogged or failing filter.
- Run the heater (if there is one) and confirm it actually raises water temperature, not just that the display lights up.
- Test any automatic pool cover, cleaner, or automation system through a full cycle rather than a quick press of a button.
- Check all skimmers, main drains, and return jets for adequate flow and no unusual suction or air bubbling, which can indicate a plumbing leak.
- Look at the pool light, if it flickers, won't turn on, or the niche looks corroded, budget for an electrical fix.
Water chemistry and a leak check
Water balance itself isn't usually a deal-breaker, chemistry can be corrected in a weekend. But the readings can be a clue to how well the pool has been maintained overall, and a quick test you can grade against the ideal ranges is worth doing during a walk-through.

Cloudy, green, or heavily discolored water at a showing isn't automatically alarming, plenty of sellers stop maintaining a pool once it's listed. But it does mean you can't fully evaluate the surface underneath, and it's worth asking whether the seller will clear it before closing or credit you for the cleanup. Separately, ask directly whether the pool has ever lost water faster than evaporation alone would explain. A bucket test (float a bucket at the same water level as the pool, mark the waterline inside and outside the bucket, and compare after 24 hours) is a simple, common way to rule out a structural leak versus normal evaporation.
Safety and code items to flag, not diagnose yourself
Pool fencing, gate self-closers, alarms, and electrical bonding requirements vary significantly by state and municipality, and getting this wrong can affect insurability or resale later. Don't try to determine code compliance yourself, note anything that looks obviously missing (no fence or gate, exposed wiring, a missing anti-entrapment drain cover) and have a licensed local inspector or your municipality's building department confirm what's actually required in your area.
